Residential Tenants

One weeks rent. This is to reserve a property. Please note: this will be withheld if any relevant person including any guarantors withdraw from the tenancy, fail a right to rent check provide materially significant False or misleading information, or failed to sign the tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for the agreement as a mutually agreed in writing).

A deposit equivalent to Five weeks' rent will apply to all Assured Shorthold Tenancies where rent per annum is less than £50,000. Where annual rent is more than £50,000 a deposit equivalent to six weeks' rent will apply.

Should you wish to organise cleaning through our recommended cleaning contractors, please request details. Costs vary dependent on size of the property and are available on request.

Any breach by tenant will incur a charge in line with the Tenant Fees Act 2019.

The tenant shall pay interest at a rate of 3% above the Bank of England base rate on each day that the rent is outstanding from the date the full rent was due. (Charges will be applied for payment by the tenant following day 14 of rent being overdue).

Lost keys/ security fobs: The tenant will be required to pay for the loss of keys/ security fobs as a result of misuse or negligence of the Tenant, family or visitors. If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

Should the tenant wish to leave the contract early, they shall be liable to The landlords cost in re-letting the property as well as all the rent due under the tenancy till the start date of the replacement tenancy. This cost will be no more than the maximum amount of rent outstanding on the tenancy.

NOTE: Where a tenant causes damage to the property, fixtures or fittings, white goods or furniture any cost to repair will be deductible from the deposit in accordance with the tenancy agreement.
